    As a seasoned real estate professional, I’m a big fan of proper preparation and paying close attention to detail so that our big debut, the first day on the market, is memorable and productive! Sellers often need reminding that how you live in a home, is not how you sell a home.  Staging is absolutely essential to selling property quickly and for top dollar.  A key point to remember is “you can never under estimate the value of a first impression”.

    Decluttering, de-personalizing and thoroughly cleaning is an essential start; however, this is only part of the preparation. Appealing to today’s buyers with updated paint, stylish fixtures or hardware, and well-placed furnishings (including removing excess furnishings) create an emotional connection that evokes the calming feeling of a fresh, clean start.  Buyers appreciate a well-cared for home that exudes warmth and welcome, and naturally want to envision themselves living there. It’s a proven statistic from the National Association of Realtors that homes that are well positioned for marketing with professional staging sell faster and for more money than other homes.  It’s also a known fact that the time or cost associated with staging is always less than your first price reduction!
